All of our rental units are at least sixty years old and, accordingly, some may show their age. However, we strive to keep them up to community standards in all respects. We rent our properties “as is”, so you need to be sure that the property you choose to rent meets your requirements before moving in.

 

Our Maintenance Responsibilities:

We will keep your heating, plumbing, electrical systems and building structures in good condition.

We will keep common areas clean and in good condition.

We will keep in working condition all supplied equipment supplied by the Real Estate Office. These are items such as stoves and refrigerators. We do maintain any laundry appliances or window air conditioners that may have been left by former tenants.

 

Tenant Maintenance Responsibilities:

Tenant will repair or pay for the repair of any and all damages caused by the tenant.

The tenant will perform minor maintenance such as keeping the property free of debris, changing furnace filters, light bulbs and batteries in smoke detectors.

The tenant will keep the apartment or house in safe and sanitary condition. Not maintaining normally accepted levels of cleanliness can cause damage to walls, cabinets, appliances, floors and carpet. This failure may be grounds for termination of tenancy.

The tenant must comply with all city housing codes. Parking on grass, unlicensed or inoperable vehicles, or excess trash around the property may be grounds for termination of tenancy.

Good communication is vital to the tenant/landlord relationship. If a repair problem occurs, inform us of the situation. If we do not know about it, the problem cannot be fixed. Also, if you do not tell us right away, the problem can worsen. Please give us reasonable time to make repairs and make your unit available to the repair person at the appointed time.
