Rooms, Apartments and Furnishings
There are three types of rooms available for residents of Oak Street and Johnson Halls, although the most common type is the four-person suite (two rooms connected by a shared bathroom). Other types of rooms include the single with private bathroom and single with shared bathroom, although singles tend to be the first rooms to fill up. Rooms are furnished with a bed, dresser, bookshelf/cabinet, desk and study chair for each resident. While personally owned upholstered furniture (i.e., sofas, chairs, bean bags, etc.) can be brought into student rooms, it is important to remember that space is limited. No furniture may be removed from student rooms to accommodate personally owned furniture. Each room includes a sprinkler and thermostat (in Johnson Hall, there is one thermostat per 4-person suite). Each room also comes with a microwave/refrigerator unit, which includes microwave, refrigerator and small freezer as one consistent unit. All student rooms in Johnson Hall and Oak Street Hall have tiled floors.
Residential Life does not provide bed and bath linens, pillows, blankets, or bedspreads. Beds are twin, extra-long in Oak Street and Johnson Hall, and sheets can be purchased at most housewares stores. A laundry room with both coin-operated and card operated (with Roo Bucks) machines is provided for students' convenience.
There are also three options in Oak Place Apartments - one-, two- and four-bedroom units. Each bedroom has a private bath, and each apartment has a kitchen with full-size refrigerator, oven/range, dishwasher and microwave. Each apartment also comes equipped with a washer and dryer. The rooms are furnished with a full-size bed, dresser, desk and chair; the common areas are furnished with a sectional sofa, coffee table, entertainment stand and stools for the kitchen counter.
Beds may be lofted using the supplied hardware only. All other lofts are not permitted. Loft components will be available during the check-in period and throughout the year. Students who loft their beds must also un-loft their beds upon checking out of the room. If a student leaves their bed lofted, they will be subject to an administrative fee.
The University assumes no responsibility for students' personal belongings. Coverage through family homeowners insurance or from an independent insurance agent is strongly recommended. It is highly recommended to make arrangements for property insurance prior to coming to live with UMKC Residential Life or shortly after moving in.
The University reserves the right and privilege to enter the student's room/apartment at any time for the purpose of performing any maintenance work which is needed. Additionally, it reserves the right to enter the room/apartment at any time when reasonable cause exists to believe the student has violated University rules and regulations. The University also reserves the right to enter the student's room/apartment when its officials reasonably believe a health or safety emergency requires their intervention.
Every effort will be made to inform the student before rooms/apartments will be entered. Some typical times of entry will be: at semester breaks to do inspections; when work orders have been turned in by the student or staff for repairs; in the middle of the semester for HVAC filter replacement and/or safety equipment checks; or if a staff member believes a student's health or safety is in jeopardy. Staff members entering student rooms/apartments reserve the right to document room/apartment contents or activities that violate the Guide to Group Living and the University of Missouri Code of Conduct.
Guests at the housing complexes may stay overnight in a student room for a maximum of two nights a month without charge. After two nights, guests will be required to pay the standard overnight guest fee for any additional overnight stays, even if different residents register them. Also, all contract occupants of a room and/or suite must agree to the overnight stay of a guest, and all guests must be registered at the reception desk. Paying guests are allowed a maximum stay of three nights. Guests are to be escorted by residents at all times - both inside and outside the room.
Guests are to be escorted by the resident 24 hours a day, seven days a week. Upon request from a staff member, guests must surrender their identification when they are in the housing facilities.. Failure to follow guest policy rules and regulations may cause your guest to be banned from the facility/ies. Residential Life reserves the right to change the policies and procedures regarding guest entry at any time for security/safety reasons.
Residents are expected to dispose of their own trash in the trash rooms on each floor. Residents who throw their trash in the hallways or public areas will be subject to disciplinary action.
Door-to-door solicitation of any kind is not permitted in the complexes. The Residential Life Coordinator must approve any student-sponsored solicitation.
In the residence halls and apartments, room changes may be made after the first three weeks of each semester, but usually no more than one request for a change will be honored in an academic year. Subsequent requests may be charged a fee of $50 per request. Students desiring a different room or roommate change must fill out a "Room Change Request" form and submit it to the Residential Life Coordinator in their hall/building. These forms are available from the Residential Life Coordinator. Approximately three weeks into the semester, roommates may change rooms during a special week where changes are allowed. There are very specific guidelines about how room changes during this week must be made. Students will be informed of these guidelines at the time and are expected to follow them. After this period, all room changes are subject to the scrutiny of the Residential Life Coordinator.
Residential Life reserves the right to mandate the move of any resident found responsible for breaking a policy, but otherwise, we will not mandate room moves for residents in dissatisfactory roommate situations. It is the resident's responsibility to make their situation work - Residential Life will do what we can to help within our means. The process for a dissatisfactory roommate situation includes mediation with an RA first, then with a professional staff member. If neither of those work, it is up to the Residential Life Coordinator to permit a room move on the part of the dissatisfied resident.
Excessive room move requests may result in an administrative fee.
Residents who move rooms without the approval of their Residential Life Coordinator will be subjected to an improper move fine and may face Residential Life sanctions.
Students whose roommates move out or make changes also should check with the Residential Life Coordinator to see if their billing status is changed. In these cases, it is important to realize that unless a single room is being paid for, a roommate may be asked to move in, or you may be moved in with someone else. Because of space limitations, in most cases, a vacated space will be filled with a new roommate. Students not paying for a single room are expected to keep their rooms ready for occupancy of a new assigned roommate. Failure to do so may result in disciplinary action and a possible fine. Residential Life reserves the right to check rooms throughout the year to ensure that they are ready for additional occupants.
